Other benefits under the policy
- SGST reimbursement on the unit's net SGST for a set number of years, at a rate that depends on zone and size. The June 2025 amendment changed parts of this table, so we confirm the current rate for your location.
- Interest subvention of up to 5% on the term loan, within a rupee ceiling that depends on the category.
- Stamp duty and electricity duty exemption – 50%, 75% or 100% depending on the zone.
- Industry status for registered hotels – electricity, water and property tax at industrial instead of commercial rates, for hotels that meet the prescribed standards.
- Divyang employment incentive – ₹1,500 per month for each differently-abled employee (clause 14.4.18).
How the claim actually works
- Eligibility check: zone, category of unit, eligible investment and owner category.
- Project report and bank loan sanction (most banks want the DPR before sanction).
- Registration with the Directorate of Tourism and provisional registration / eligibility – before major work starts.
- Construction and purchase, keeping bills, payments and photographs in the format the department asks for.
- Start of operations, final registration and the eligibility certificate.
- Claim of each incentive (capital instalments, SGST, interest) with the required certificates, and follow-up until disbursement.
Common questions
Does a restaurant get the hotel rate of 20%?
No. Under clause 14.4.1 of the Tourism Policy 2024 a standalone restaurant, café or dhaba falls under food & beverage at 15% of eligible capital investment up to ₹15 crore. The 20% rate is for Accommodation (A) units – hotels, motels and resorts.
Is land cost included?
Generally no. The incentive is on eligible capital investment as defined in the policy – mainly building, furniture, equipment and other fixed assets. We work out the eligible amount line by line from your project cost.
When should I register?
Before you start construction or place major orders. Registration with the Directorate of Tourism and the provisional eligibility come first; a project already completed without registration may lose the incentive.
Can I also take the MIISP industrial incentive?
No. Hotels and resorts are covered by the Tourism Policy, and the same project cannot claim both.
